Why WaterColor rental owners call us?
WaterColor guests arrive with expectations set by the listing, and those listings are usually built around a porch. Homes here live outdoors as much as in, so a turnover that only covers the rooms inside leaves half the property unaddressed.
- Porches, decks, and outdoor seating cleaned as part of the standard turn
- Bikes, chairs, and beach gear checked, counted, and put back
- Linens supplied, laundered off-site, and delivered made up
- A report on damage or missing items, the same day
- No contract. One turn, or every turn through the season.
The outdoor space is half the property
A WaterColor home might have a screened porch on the ground floor, a balcony off the main bedroom, and a third-floor deck. Guests use all of them, leave glasses on all of them, and track sand across all of them.
We treat those as rooms. Boards swept, furniture wiped, cushions straightened, screens checked for the sand that collects in the mesh, glasses and bottles cleared. It takes longer than people expect, and it is the difference between a property that looks good in the listing and one that shows well when a guest walks in.
Gear is the other WaterColor particular. Most homes come with bikes and beach chairs, and both tend to migrate. We count what should be there against your inventory list and tell you when something has not come back, rather than leaving you to find out from the next guest.
What a WaterColor turnover covers
- Beds stripped and remade with fresh laundered linens
- Bathrooms cleaned and sanitized, towels replaced, amenities restocked
- Kitchen cleaned down, fridge emptied, dishwasher run and put away
- Floors vacuumed and mopped, sand included
- Every porch, balcony, and deck swept and wiped
- Screens checked, sliders and door tracks cleared
- Bikes and beach gear counted and returned to storage
- Trash and recycling out on the community's schedule
- Inventory and damage report when the crew leaves
Porches are where WaterColor guests spend their evenings, so they get the same attention as the kitchen, not a quick sweep on the way out.
What vacation rental cleaning costs in WaterColor
Bedrooms and bathrooms set the baseline, then outdoor square footage moves it. A four-bedroom home with three porches takes noticeably longer than a four-bedroom with one.
You get a fixed per-turn price after a single walkthrough, and it holds week to week so you can build it into your nightly rate. If you own more than one property here, we will price them together and route crews between them.
Seasonal deep cleans, including porch and exterior work, are quoted separately.
