A recurring clean covers the house in full — kitchens and baths reset, floors on every level, interior glass, and the surfaces that hold dust between visits. In WaterColor the deep porches are living space, so they are cleaned as interior rooms rather than swept as an afterthought.
Those porches are also how dust gets in. They sit shaded and damp, they catch pollen and leaf litter off the surrounding trees, and it walks straight through the doors, so thresholds and tracks are done on every visit.
Kitchens and baths take the largest share of the visit. We work the range, hood, sink surround, mirrors and fittings, then reset both rooms, because those are what an owner walks into and judges the visit by.
Porch furniture, ceiling fans and the fittings overhead are the standing detail work here. A deep porch never sees direct sun or driving rain, so nothing self-cleans and everything holds a film until someone wipes it.
Interior glass gets its own pass. The glass facing a shaded porch carries a haze that reads as dull light inside the room, and it is the difference between a house that looks cleaned and one that looks bright.
Bunk rooms are their own job. More beds per room means more linens, more edges and more floor under furniture, and we work them as a room in their own right rather than as another bedroom.
Most WaterColor houses sit empty between stays, so the schedule is built around arrivals: a heavier clean before the owners come down, lighter visits to hold the house in between.
We hold the same crew on the property so nobody relearns the layout, and we work to a key or code rather than needing to be met. Closed rooms are opened and aired on every visit, which in this climate matters more than the dusting does.
Anything we find gets photographed and sent the same day — a leak under a sink, damp at a porch door, a mark that will not lift. Owners who are not in the state would rather see it than be told about it.
Bedrooms, bathrooms and porch count set the price. A house with two deep porches and a bunk room carries meaningfully more work than its bedroom count suggests, and the quote reflects the porches rather than hiding them in an hourly rate.
Frequency is the other lever. A house on a standing rotation holds its condition and each visit is shorter, while one opened a few times a year needs a deep clean first. Some properties need an in-person look before we can quote, payment is due at the time of service, and we are bonded and insured.
