A recurring clean here covers the main house top to bottom — kitchens and baths reset, floors on every level, interior glass, and the surfaces that hold dust between visits. Kitchens and primary baths carry the visit. We work the range, hood, sink surround, glass and fittings, then reset the room, because those two rooms are what an owner walks into and judges the whole clean by.

Most properties here have a carriage house over the garage with its own kitchen, bath and entrance. We treat it as a second property on the same visit, not a spare room — it is cleaned, checked and closed on its own, and it is quoted separately.
That second unit is usually the one standing empty between uses, so it gets the airing, the glass and the run of the water that a closed space needs in this climate. Left to sit, it is the space that smells closed when someone finally opens it.
In the main house the detail work is the stairwell, the built-ins and the fittings above head height. Rosemary interiors carry more joinery than most 30A houses, and joinery is where dust sits where you can see it.

The brick and cobbled streets mean the crew parks where it can and carries in, and the closer lanes take longer to reach. Visits here are scheduled with that carry built in rather than discovered on the day.
Owners generally run a standing rotation, with the main house on every visit and the carriage house on its own interval unless it is in use. We hold the same crew on the property and work to a key or code, so nobody has to be there to let us in.
Anything we find that needs the owner's attention is photographed and sent the same day — damage, a leak, a mark that will not lift. Property management duties beyond the clean carry an additional charge, so they are agreed before we do them.

Bedrooms and bathrooms set the baseline, and the carriage house is priced on top as a separate space with its own kitchen and bath. A main house plus a carriage house is two cleans on one visit, and the quote says so.
Frequency does the rest. A property on a standing schedule holds its condition and each visit is shorter, while a house opened up twice a year needs a deep clean before a recurring price makes sense. Some properties need an in-person look before we can quote, payment is due at the time of service, and we are bonded and insured.
